Land Planning Seminars Lyceums & Consulting Services Seminars & Lyceums: One-day seminars and Lyceums can be scheduled for any location within the United States and Canada. Fees include travel expenses, lodging (if applicable), and instructor's minimum six-instruction-hours per day wage plus per diem for the total hours time away. Instructor Fees (negotiable): Travel expenses by car for locations where flying is not required: Thirty-five cents per mile. Travel expenses by commercial airline for long distance locations:  Round-trip airfare for one, and a minimum one night hotel accommodations. Car rental where airport pickup is not pre-arranged. Instructor's (consultant's) wages $240 per day, up to 6 hours. $ 50 per additional hour. Per diem $ 1.90 per hour of time away. Scheduling should be at least one month in advance. We can assist in preparing preliminary proposals for local city and county officials, and help to organize and train your team to better accomplish environmental and socially responsible objectives. We also provide consulting in economic development where we advocate employee-ownership, cooperative free-enterprise and constitutional business management. The rates and arrangements for land planning and economic development consulting are the same as those written above for seminars and lyceums.   Project Design Management: Ecologically intentional and sustainable green community development requires non-conventional design planning and implementation. Bringing the minds of city/county officials, architects, contractors and builders to envision the total design concept; getting preliminary and final approvals; carrying the project design through construction to its full completion; and marketing the design features to prospective home and business owners may be better achieved by calling on a project design manager. We are committed to seeing green communities successfully developed from the ground up. The need for positive change away from traditional suburban and rural land development is so important to us: We offer our Project Design Management services from the start of your land development project to the finish for as little as one-half of one percent (. 5%) of the total gross sales value of the completed development. (Smaller projects such as rural hamlets require a one percent fee, greenvillages a three-fourths of one percent fee, and greentowns a one-half of one percent design management fee.) And to confirm our confidence in Design Management, our fee is paid to us on the back end or at the time of sale of the property which ever comes first.
